Adzman, a Registered Property Manager, Valuer and Estate Agent with the Board of Valuers, Appraisers & Estate Agents Malaysia, was previously the Deputy Managing Director at DTZ Nawawi Tie Leung Property Consultants Sdn Bhd for over 3 years. He headed the Valuation, Investment, Retail Property Advisory and Property Management departments as well as ran the office from 2008 - 2011. He also undertook key research and consulting appointments specializing in master planning, market and feasibility studies for township developments and retail development consultancy.

He started his career as a Valuer and Property Manager in Cardiff, Wales and subsequently returned to Malaysia in 1991 to work for Taylor Woodrow International in Kuala Lumpur and later Colliers Jordan Lee & Jaafar Property Consultants and was involved mainly in valuation of properties and market research and consultancy. He subsequently joined Cold Storage Malaysia Bhd and was involved in commercial and retail property development, investment, management and marketing and leasing for the shopping centres owned by the Company. Prior to joining DTZ, Adzman was with Carrefour Malaysia as Director in charge of Expansion and Property overseeing the expansion of hypermarkets and the management of its hypermall centres for almost nine years. He later set up Hektar Property Services Sdn Bhd to manage 3 shopping malls and undertake leasing for Hektar REIT and was also instrumental in the acquisition of 2 more shopping malls and various advisory work for Permodalan Hartanah Bumiputra Bhd (PHB), Permodalan Usahawan National Bhd (PUNB) and several developers.

Adzman graduated from University of Glamorgan, Wales, United Kingdom with a Bachelor of Science Degree in Urban Estate Management. He is a Professional Member of the Royal Institution of Chartered Surveyors, a Fellow Member and Vice President of the Royal Institution of Surveyors Malaysia (RISM) and is the Chairman of Property Management, Estate Agency and Valuation Surveying Section of the RISM for the 2011/2012 and 2012/2013 sessions. He is also Vice President of the Malaysian Institute of Professional Property Managers (MIPPM).

He is a regular speaker at conferences organized by the RISM, Malaysia, FIABCI Malaysia, PPK and at the National Valuation Institute (INSPEN). He was also a recipient of an award from the Board of Valuers, Appraisers and Estate Agents for his eminent contribution to the property management industry in Malaysia in 2010. He sits on the Board of Governors for The National Valuation Institute (INSPEN), advisor to PUNB Property Working Committee and certified speaker for the Ministry of Housing and Local Government on strata property management.

He is currently responsible for development planning advisory, retail property advisory including retail planning, positioning and branding and leasing strategy, investment and market research and feasibility studies.

Sr Dainah started her career with Richard Ellis in London in 1982 and later worked for major real estate firms namely Rahim & Co, Colliers Jordan Lee & Jaafar , Raine and Horne International and A. Majid & Co.

Sr Dainah was formerly attached to Putra World Trade Centre (PWTC) for several years as its Property Department Head, responsible for management and letting of the 41 storey Office Tower, Menara Dato' Onn and retail space in the 6 storey podium block, management of carparks and facilities management. In addition to this, her team also carried out marketing and leasing activities for the seminar and conference facilities.

She also served in the senior managerial positions in KFC Holdings Berhad and AFCB which undertook site sourcing tasks, negotiations and tenancy administration of over 700 KFC/Pizza Hut/ RasaMas restaurants as well as planing and management of land banks under the Group.

Sr Dainah also headed the Special Project Unit (SPU) in 2008 for acquisition of restaurant sites, management of assets and existing properties for the purpose of setting up a real estate investment trust (REIT).

Her working experience covered valuation, feasibility studies, real estate agency, research and retail consultancy services. Prior to joining ExaStrata, she was attached to Hektar Property Services Sdn Bhd.

She is currently a Committee Member of the Private Valuers, Estate Agents and Property Managers Association (PEPS) and Malaysian Institute of Professional Property Managers (MIPPM).

Sr Dainah is responsible for overseeing retail consultancy, real estate agency and marketing and leasing activities.

Arniwati Bte Amir Rashid

Arniwati, began her career as a Junior Surveyor at Swansea City Council in United Kingdom responsible for property management and valuation work. She was involved in the management of the Swansea Enterprise Zone in charge of leasing administration and dealing with key tenants.

Upon her return, she worked as Building Executive at CH Wiiliams Sdn Bhd. chartered surveyors and real estate consultants in charge of management of commercial and residential properties in the city of Kuala Lumpur.

She was later attached to Taylor Woodrow International (Teamwork Corporation) responsible for securing the land for Phase 2 extension in respect of two route alignments from Sultan Ismail to Sentul and from Maluri to Kompleks Sukan Negara in Bukit Jalil. Her responsibilities include handing land matters, liaising with local authorities, federal and state agencies and land owners, managing landbanks and development planning.

She later joined Sistem Transit Aliran Ringan (STAR) Light Rail Transit Sdn Bhd as Business Development Executive for several years handling business development matters, local authority liaison, managing the landbanks and development planning.

Arniwati later was involved in various capacities including as a Remisier for five years at SJ Securities Sdn Bhd and occasionally, on freelance assignments related to real estate matters. She is actively conducting group fitness classes in Klang Valley and is a certified Master Trainer under ProFit Training Systems.

Arniwati is also responsible for overseeing recruitment and training which involves headhunting suitable candidates for clients and organising training sessions on real estate subjects such as property management, investment and agency.

Tan Pooi Nie

Senior Consultant, Research and Consultancy

Tan Pooi Nie holds a Bachelor's Degree in Civil Engineering and Masters Degree in Project Management from University of Technology Malaysia.

Ms Tan was previously with Dairy Farm International for several years as Property Manager responsible for the strategic locations to open a Guardian Pharmacy in Malaysia. Her experience Involved in evaluating sites, retail market studies, on-site survey, evaluation of customer profile and demographics, Profit & Loss, negotiations with property owners for the best rental package, finalizing terms and tenancy agreements.

She later joined Carrefour Malaysia as Senior Development Manager in charge of sourcing for suitable sites to operate a Carrefour Hypermarket outlet. She was also responsible for carrying out market research and location feasibility studies which included household and population data collection, analysis of statistical information, preparation of reports and presentation kits, competitor study, market intelligence, etc. She was also responsible for negotiation with land owners / developers for purchase and leasing of land and buildings.

As the Senior Consultant, Ms Tan's major task involves data collation and market information gathering especially related to retail and real estate markets and customers. She specialises in demographic studies, trade area analysis, customer profile analysis, on-site survey, etc which provide important information to business enterprises or investors in identifying and analyzing the market needs, market size and competition using statistical and analytical techniques and methods to gain market insights as well as to support decision making. 

Ku Faizzamuddin Shah Ku Aziz

Senior Manager, Research and Consultancy

Ku Faiz holds a Bachelor's Degree in Town and Regional Planning (Hons) from Universiti Teknologi MARA (UiTM). He has extensive experience in market study and consumer research in real estate, having worked for major companies such as Carrefour Malaysia, Malaysian Resources Corporation Bhd (MRCB), DTZ Nawawi Tie Leung Property Consultants Sdn Bhd and Aeon Jusco.

He started his career at Jururancang Gemilang Sdn Bhd in 2006 and was involved in preparing the local plan for Larut Matang District, geographical information system mapping and in planning approval submissions. He later joined Carrefour Malaysia under the Expansion Team in charge of sourcing for suitable sites to set up Carrefour hypermarket and convenience store outlets. He was also responsible for assisting in carrying out market research and location feasibility studies which included household and population data collection, analysis of statistical information, preparation of reports, competitor study, etc.

He subsequently joined DTZ Nawawi Tie Leung Property Consultants Sdn Bhd where he was involved extensively in carrying out property development planning and market study throughout Malaysia especially in the Klang Valley. In the course of his work, he dealt with clients such as Amanah Raya Berhad, Permodalan Nasional Berhad (PNB), UEMLand Bhd, DAOL Fund, Pramerica, etc.

During his tenure with MRCB, he was involved in undertaking on-site surveys, consumer surveys including exit surveys, customers feedback surveys, household surveys, customer satisfaction surveys, etc. for MRCB's transportation hub projects namely KL Sentral, Penang Sentral, Seremban Sentral, exit surveys for retail properties namely Nu Sentral, Sooka Sentral and Plaza Alam Sentral and also market studies for mixed real developments in Kajang Utama, and Bandar Seri Iskandar.

Prior to joining ExaStrata, Ku Faiz was attached to Business Media International, an organisation specialising in business and market intelligence. He was the Assistant Head of Project for Malaysia Showcase 2011- 2012 covering Brunei, Indonesia and Singapore. He was also responsible for sales and marketing for the event and was in charge of the Property, Infrastructure, Construction, Information & Communication Technology, Youth Designer, and Entrepreneur sector.

At ExaStrata, he is currently in charge of market study and feasibility, development planning and training.

Norsyuhaini Muhamad Yunos

Norsyuhaini holds a Bachelor's Degree (Hons) in Town and Regional Planning from University Technology of Mara, Shah Alam (UiTM). Norsyuhaini obtained her sound working experience in site sourcing, market research and feasibility and trade area analysis.

Her career started at Carrefour Malaysia with the Expansion Team from August 2007 until December 2008, in charge of sourcing potential sites for Carrefour hypermarket/hypermall outlet. She was responsible for carrying out market research and location feasibility studies which included household and population data collation, analysis of statistical information, preparation of reports, competitor study, trade area analysis and maintaining GIS database, etc.

In January 2009, she was promoted as Market Surveyor at Carrefour Asia Group. She was responsible for undertaking market study for potential sites proposed all over the South East Asia region. She was trained in in ArcGIS (Geography Information System) which provides geographical data and analysis, interactive maps, catchment and household projections and turnover forecasting. She was also involved in conducting customer surveys including household and exit surveys, data analysis, GIS mapping, etc. as per Carrefour Group's survey requirements.

In June 2011 to April 2012, she joined Malaysian Resources Corporation Berhad (MRCB) and was in charge of ISO operating procedures for the Property Department. She was also involved in implementing and monitoring on-site surveys, conducting consumer surveys including customer's feedback surveys and customer satisfaction on services provided by the company and its subsidiaries i.e. Semasa Services, Semasa Parking Services, etc.

Norsyuhaini joined ExaStrata in May 2012, as Research Manager in charge of market study and feasibility, specialising in demographic and economic sectors, GIS mapping, real estate database and market surveys.
