2.  Retail Development Consultancy 

ExaStrata has extensive in-house expertise in undertaking market and feasibility study on real estate development including catchment study and site selection, planning, conceptualization and design development, design review, repositioning and rebranding, construction, refurbishment and project management.  The team is able to work alongside the architect and other project consultants on the design and development of the retail  centre.

3.   Disposal and Acquisition

In addition to real estate agency involving buying and selling of properties, ExaStrata, in undertaking marketing and leasing of retail centres, has direct access to existing data on retailers ranging from key anchor tenants to food & beverage operators and specialist retailers. It also offers marketing and leasing strategies which include trade/merchandise mix planning and budget rental projection, designing and preparation of marketing collaterals, marketing and leasing administration, tenant liaison and fit out coordination.

4.   Real Estate Advisory  

With the team’s extensive experience in the property industry, ExaStrata is able to provide advice on various aspects such as operational due diligence, building audit, acquisition and investment advisory, organisation and recruitment and asset enhancement.

5.   Strata  Planning and Management Advisory

As part of its real estate advisory services, ExaStrata also provides strata planning advisory for developers as early as at conceptual planning stage for strata developments. It also provides guidance to developers during Developer’s Management Period and in preparation for the first AGM.

6.  Valuation and Market Research

ExaStrata also undertakes corporate and specialised  valuation work such as financing, internal management, statutory purposes, compulsory acquisition, etc.

7.  Due Diligence and Building Condition Survey

As an extension of  offering property and facilities management services,  ExaStrata also undertakes  due diligence inspections as well as building condition surveys for clients who intend to acquire assets and also for those who plan to take handover of asset.
